Tips for Successfully Selling Your Home
There are four major items that are key to successfully selling your home: price, exposure, home staging, and showing your home.
- Price: Your home is only worth what someone else is willing to pay for it. If you overprice your home, it will not sell in a reasonable amount of time.
- Exposure: your house should be marketed in a variety of ways--not just in newspaper ads or on yard signs. More and more buyers are going to the web to begin their house search. In addition, home feature sheets, open houses, home picture display boards, direct mailings, and Tell 20's help to get out the word about your house.
- Home Staging: Prepare your home for sale!
INTERIOR:
-Clean everything, especially the kitchen and bathrooms.
-Clear out ALL clutter, especially the closets and kitchen counter
tops.
-Use brighter light bulbs--at least 100 watts.
-Do touch-up painting.
-Consider painting rooms in white or off-white to make them look
bigger.
-Place one drop of vanilla extract on a hot light bulb before your realtor
shows your house.
-Clean ceilings and fix any cracks.
-Wash mirrors.
-Polish chrome fixtures and surfaces.
-Replace worn, stained and odorous carpeting.
-Clean smudges, especially around doorknobs and light switches.
-Eliminate rattles, squeaks, and leaks; repair wobbily banisters.
-Repair or clean caulking around tubs and sinks.
-Tack down all loose molding.
EXTERIOR:
-Cut grass, rake leaves, remove dead limbs, and sweep sidewalks on
a weekly basis.
-Trim bushes and low-hanging tree limbs that "cover up" too much of
your home.
-Repair fences and touch up with paint or stain.
-Spruce up landscaping by weeding and adding potted flowers in bed
and on porch.
-Store lawn equipment neatly. Do not let children's toys lay around.
-Repaint or replace the mailbox.
-Make sure your front entrance makes a good first impression:
paint, stain, or clean the front door; hang an attractive door
decoration, remove or replace old door screens.
-Make sure doorbell is working and porch light works.
-Replace missing house numbers.
-Put out a nice Welcome mat.
-Align and paint shutters, paint window sashes and trim, replace
cracked window panes,
repair loose shingles, and paint or replace gutters.
-CLEAN all windows!
-Clear any garbage on or around your property, especially curbside.
- Showing Your Home: let the Realtor do it! Leave your home during the showing or go to a section of the house that is not being shown at the moment. This allows Buyers to openly discuss concerns about the house and to enable your Realtor the opportunity to overcome any Buyer objections before they leave.
